Renting an Apartment in KL and Selangor

Updated 3 May 2026

Tenancy in Malaysia is governed by Contract Act 1950 and the National Land Code 1965. Standard tenancy is 1 to 3 years, with two months security deposit, half month utility deposit and stamp duty payable to LHDN. Tenancy agreements should be stamped at LHDN to be admissible in court. The Residential Tenancy Act has been proposed but not yet enacted (verify current status before relying on protections it would create).
